Main particular characteristics of the Zone

 

This land is a land with exceptional characteristics in what concerns to the: area, location, accessibilities, solar exposition, clime and orography. It also makes part of a referenced area in the POTRAM (Territorial Organization Plan of Madeira Autonomous Region) as having all the conditions to the urban / tourist development. Therefore, it has all conditions to raise and develop a project which can be seen as a (PIN) Project with National Strategic Interest, with all the advantages (saving times on bureaucracy, licences, etc.), to make an investment in the area of tourism such us: a hotel, resort or luxus residences.

As an exceptional value, we remark that this land is located on the Tabua valley, one of last, probable the only one, place on South Cost (near everywhere, with sea access and very good accessibilities) where you can (still) buy around 40.000m2 continuo’s land, because the land around these 16.000m2 also can be sold (we already have the pre agreement of the most of the owners).

• Golf-course of Ponta do Pargo at about thirty minutes

• Resort investment of Pestana’s group in Lugar de Baixo’s marina

• Construction of a promenade, marina, parking, artificial beaches and others structures along the seaside, between Ribeira Brava and Lugar de Baixo

Preliminary study of territorial occupation

The exceptional characteristics of the zone allowed a diversity of occupation depending of the product and target customer.

The resort tourism/luxus residence occupation is the one that allows maximizing the economic, patrimonial and ambient interaction values.

A first technical analysis of these geomorphologic characteristics such as orography and altimetry development, leads to an occupation that should be condensed in amphitheatre “stairs” and/or single residences or in band.

If the option is an integrated project resort tourism/luxus residence occupation, it is reasonable and advised the following:  Occupation: until 19 lots with areas between 400 and 1.500m2 – 19 to 25 parcels
